CMP Part 3B. Land Use Plan <br />3. <br />4. <br />\J 5. <br />y 6. <br />y 7. <br />Lakeshore commercial areas will be provided for public access <br />and limited lake-user sen ices. Orono's residents and other lake <br />users require lake access, fishing supplies, boat service and boat <br />repair facilities which are unique to our location on a recreational <br />development lake. Orono's Land Use Plan will provide locations for <br />such special-purpose businesses where appropriate from both the land <br />use and the lakeside environmental standpoint. No use or location <br />will be permitted to adversely aHect the lake quality or the public's <br />general usage of the lake. All lakeshore commercial is to be limited <br />to areas where full urban services, including municipal sanitary <br />sewer, and adequate transportation are available. <br />The City will encourage private unification and coordination of <br />the existing commercial areas. Unplanned strip commercial <br />dev elopments w ill be discouraged. Coordinated projects designed to <br />aesthetically enhance, unify and identify the business areas will be <br />encouraged. <br />Future industrial development will be limited to the area of the <br />existing Orono industrial park. No other location in Orono <br />combines the availabilitv- of transportation and public utilities with <br />remoteness from sensitive environmental features. In addition, this <br />land use is entirely consistent with Long Lake's neighboring industrial <br />development. <br />Commercial and industrial development will not be permitted to <br />adversely affect neighboring residential property. The location, <br />scale and types of commercial and industrial development will be <br />controlled so as not to encroach upon or adversely impact the primary <br />residential land uses in Orono. Wherever possible, natural land forms <br />or buffers will be required between different land uses. <br />Public urban services must be available for all future <br />commercial, industrial and urban-residential development. <br />Commercial, industrial and urban-density residential uses will be <br />permitted only where municipal sanitary sewer, adequate <br />transportation, police and fire protection services are available.
