Retaining <br />walls are considered hardcover, therefore a variance is also needed for hardcover in the 0-75’ setback <br />area. <br />The landscaping work involved the removal of deteriorated and rotten creosote railroad tie retaining <br />walls and replacing them with boulder walls. The retaining walls are approximately in the same <br />location as the walls removed. (See Exhibit C). <br />The project requires the following City approvals: <br />1.Variance for land alterations within 75' of the shoreline (10.22, Subd. 2; 10.55, Subd. 8, <br />10.56, Subd. 16[J]). <br />2. Hardcover w ithin 75 ’ of the shoreline (10.22, Subd. 2; 10.55, Subd. 8. Subd. 16[L]). <br />3.
