r • <br />•m m ^ m* <br />\ f' <br />* <br />:n- •' <br />City of OROIVO <br />RESOLUTION OF THE CITY COUNCIL <br />NO.117 1 <br />i ORONOCIf.- ''•= - <br />DETERMINING THAT SANITAAT SEWBR SERVICE <br />WILL BE PROVIDED TO VACANT PROPERTY LOCATED <br />ON KEENE AVENUE XNOMM AS LOTS 6, 7, ANC 8, <br />BLOCK 16, MINNETONKA BLUFFS <br />WHEREAS, the City of Orono ik a municipal corporation organized <br />and existing under the laws of the Statti of Minnesota; and <br />WHEREAS, Sewer Project 80-1 was initiated by the City to solve <br />existing on-site sewage treatment problems in the Minnetci^a Bluffs-West <br />Ferndale area, within which Lots 6, 7, and 3, Block 16, Minnetonka Bluffs, <br />arc located; and <br />WHEREAS, the aforementioned lots 6, 7, and 0 are legally <br />coTbined for tax purposes into a single parcel, legally described as: <br />PINS# 02-117-23 31 :042 Lots 6, 7, and 8 including adjacent <br />1/2 of vacated alley. Block 16, Minnetonka Bluffs; and <br />• l^HEREAS, said parcel is under single sepaiate ownership not <br />owned in corrmon with any other abutting or nearby properties; and.... <br />WHEREAS,-all adjacent lots are occupied; and <br />WHEREAS, the total dry l?.no area of the parcel is approximately <br />0.52 acres, as compared to the existing zoning regulation requiring 2.0 <br />acres per buildablc site; and <br />WHEREAS, said parcel is not buildable without one or more <br />variances from the existing zoning code; and <br />WHEREAS, construction of a single family residence on the parcel, <br />tf done according to all Zoning performance standards, would not be contrarj <br />to the intent of the Community M2mageaent Plan;and <br />WHEREAS, failure to provide sewer service would make the parcel <br />unbuildable because of insufficient room to provide for house, well, and j <br />primary and future septic system drainfield; and j <br />WHEREAS, sewer will b« available in tha street or right-of-way <br />adjacent to the property upon completion of sewor proj’ect 80-1, <br />FACEl_OF_2 <br />m
