However, functionally Fox Street will likely never be developed as a <br />roadway here, andfor purposes of this variance request andfor development on this lot, the west tot line <br />along Keene A venue will be considered as front, the east line as rear, and the line along Fox Street right- <br />of-way will be considered as a side street lot line. <br />Pertinent Code Sections: <br />1. Section 10.24, Subdivision 5 (B): Lot Width: The lot has a defined width of 176 feet at the 50' <br />front setback from Keene Avenue where 200 feet is the minimum lot width required for the RR-1B <br />zoning district for new construction. <br />2. Section 10.24, Subdivision 5(B): Lot Area: The lot is 22,582 s.f. (0.52 acre) where 2 acres is the <br />minimum lot area for the RR-IB zoning district for new construction. The southwest tip of the <br />property is in the wetland, and the diy buildable area e.xcluding wetland is about 0.51 acre. <br />3.
