Briefly, applicant requests lot area and lot <br />width variances for construction of a new residence to replace the existing residence on this <br />50' X 134.5' (0.15 acre) lot in Navarre. The LR-IC standards are 100' width and 0.5 acre. The <br />property currently contains an existing 720 s.f. house and 40 s. f. shed, both ot w’hich would <br />be removed. Applicant has indicated he may sell the lot rather than build on it himself. <br />No plans for a proposed house for the site have been submitted. However, the July 14 staff <br />memo describes how a house could be developed on the site meeting the 35% hardcover limit, <br />the 1,500 s.f. lot coverage allowance and the required front, rear and side yard setbacks. As <br />noted, such a house could include a two car attached garage which would be at the 30 ’ setback. <br />Planning Commission Recommendation <br />Planning Commission recommended approval subject to the following: <br />1. <br />2. <br />3. <br />Granting only the requested lot area and lot width variances. <br />Development of the property shall not exceed the 35% hardcover limit. <br />Development of the property shall not exceed the 1,500 s.f. lot coverage by <br />structures allowance.
