Variance Request <br />City of Orono <br />Addendum <br />June 18. 2001 <br />Hardship issues for: <br />Eric and Chnstine Menge <br />340 Tumham Road <br />Orono. MN <br />952-404-9171 <br />Zone: RR-IA <br />Current House summar>': Located on slightly over I acre this non-conforming single <br />family home faces the following objectives: <br />i\orth Boundary Setback <br />Objective: <br />To economically add adequate living area to the home. <br />Process: Convert the current single car garage into living space and add a 2 1/2 car <br />garage. The property to the nonh is set back from their property line bv approximately <br />36 feet. The design calls for the new garage to be rotated by 30^ from the house. The <br />proposed construction would set a point of the Mcpge's garage back from iheir property <br />line by slightly over 12’ - creating over 48’ between the two homes. This maximizes the <br />overall separation between the two properties. <br />Variance Request: Allow construction to begin at 12.27 ’front exi.\ting lot line <br />While locating the garage to the south of the existing structure would case the setback <br />concerns, the issue is the inability to adjust the design relative to kitchen location and <br />entry from the garage (mud room). Further it would put portions of the existing updated <br />septic system under the hardcover of the dnveway and garage. <br />West Boundary Setback (From Right of way) <br />Either adjusting the garage to a straight in 2 car garage or positioning the garage so the <br />vehicle entry is from the north, would necessitate more hardcover or in the latter instance, <br />an unw orkably small turning radius for the vehicles. The sightline of the garage is <br />partially hidden by an existing (and to be retained) old oak tree. This approach not only <br />retains a magnificent mature oak. but blunts the visual effect of the rotated garage. <br />Note color rendenngs attached The western most tip of the garage w ill extend 12’ closer <br />to the right of w ay as compared to the cxisung structure. <br />Variance Request: UV are requesting a variance in this area to allow a 32.6' setback <br />from the right-of-way. <br />H 7 “H
