STAFF recommendation <br />Slaff recommends approval of ihc variances to permit encroachment into the top of bluff <br />setback to permit a new residence to be constructed on the site over the previous building site <br />based on the following hardships: <br />1.The proposed location of the residence would take advantage of the previous building pad <br />and not require the removal of trees necessar>' for protection of the propert)' between the <br />proposed house and Shoreline Drive.
