The <br />zoning ordinance allows lots to be considered record lots when they meet 805'o of the zoning <br />requirements for lot area. 80*/« of one acre is 34,848 s.f. <br />Section 10.24, Subdivision 5(B): Lot Width: The property has a defined width of 145 feet at the 75 ’ <br />lakeshore setback. The required k t width in the LR-IB district is 140*. <br />Summary of Request: <br />Applicant has requested variances to lot area to allow redevelopment of a residential property in the <br />LR'IB, one acre single familv lakeshore district. The individual request is to permit the lot as a <br />buildable RECORD LOT for the period of one year. The property owners are in the process of <br />designing a house that would meet all other requirements of the zoning chapter. The property <br />consists of two platted lots that were combined into one tax parcel in 1993. The total lot area is <br />29,719 s.f. (.68 acre).
