J <br />] <br />] <br />Marquardt November 2000 <br />Planning and Preparation <br />We have a rather extensive plan to remodel our house and remedy the five problems that we have <br />stated above as well as adding needed living space on the proposed new second story on iiie <br />East half of the house. Other than the proposed new attached garage, the footprint of the existing <br />house does not change. There are setback issues and hardcover issues that are ever-present on <br />Casco Point with the pre-existing pie shaped lots that will have to be dealt with. <br />We had a survey and hardcover calculation done through Danburry last spring. We were not <br />finished with our planning when Danburry went to the city and have opted for different contractors <br />for this project. <br />We have talked with all our neighbors and shown them our plans. We have been especially <br />detailed In our meetings \with both the Hedbloms (North of us) and the Stinsons (South of us) and <br />have letters from them stating that they have no objections to our proposed remodel plan. <br />Our hardship case is based on the issue of safe access is the existing garage and our need to <br />move the entrance and the master bedroom to have a living condition where we can sleep without <br />being awakened by road noise. <br />] <br />Planned Remodeling <br />We propose to raise and remove the existing garage including the driveway and concrete pad. <br />The part of this space not needed for the proposed new driveway will become lawn and garden <br />space. <br />We propose to build a new attached garage situated on the East end of the house running along <br />the lot line. The existing garage and slab will be removed. <br />The existing master bedroom will be converted to storage area where It attaches to the proposed <br />new garage. <br />We propose an earthen berm along Casco Point Road around which the proposed new driveway <br />would go. This would help reduce noise and water runoff from the road toward the lake. <br />The roof must be replaced due to storm damage no matter what. With this in mind, on the existing <br />footprint of the house, we propose to add a second story on the East half of the house to allow for <br />a master bedroom, a master bath, an additional bedroom and walk-in closet. Having the bedroom <br />upstairs will further abate the noise problem from Casco Point Road.
