amount and under such conditions that the city may detcnninc to be <br />appropriate. In the event that construction of the project is not completed <br />within the time prescribed by building permits and other approvals, the city <br />may, at its option, complete the work required at the expense of the awner <br />and the surety. <br />The city may allow an extended period of time for completion of all <br />landscaping if the delay is due to conditions which are reasonably beyond the <br />control of the developer. Extensions wliich may not exceed nine mont^ <br />may be granted due to seasonal or weather conditions. When an extension <br />is granted, the city shall require such additional security as it deems <br />appropriate. <br />Screening and Buffering. <br />a) The following uses shall be screened or buffered in accordance with <br />the requirements of this subdivision: <br />1. Principal buildings and structures and any building or <br />structure accessory thereto located in the B-6 zone shall be <br />buffered from residential lots located in any “R" district. <br />2. Off-street parking facilities containing six or more spaces <br />shall be buffered from streets located within 50 feet Parking <br />facilities shall be buffered with landscape zones. <br />3. External loading and service arras must be completely <br />screened from the ground level view from contiguous <br />residential or commercial properties and adjacent streets, <br />except at access points. <br />4. All trash and trash handling equipment shall be stored within <br />the principal structure, within an attached structure accessible <br />from within the principal structure, or totally screened from <br />eyc-lcvei view- from public streets and adjacent residential <br />properties. <br />5. The ground level \iew of all mechanical utilities shall be <br />completely screened from contiguous properties and adjacent <br />streets, or designed to be compatible with the architectural <br />treatment of the principal structure. <br />6. The light from automobile headlights and other sources shall <br />be screened whenever it may be directed onto adjacent <br />residential windows. <br />Page 4 of 6
