3. External loading and serv ice areas must be completely <br />screened from the ground level view from contiguous <br />residential or commercial properties and adjacent <br />streets, except at access points. <br />4. All trash and trash handling equipment shall be stored <br />within the principal structure, within an attached <br />structure accessible from within the principal <br />structure, or totally screened from eye-level view from <br />public streets and adjacent residential properties. If <br />accessory structures arc proposed, they shall be <br />constructed of the same building material as the <br />principal structure and be readily scr\*ed through <br />swinging doors. <br />5. The ground level view of all mechanical utilities shall <br />be completely screened from contiguous properties <br />and adjacent streets, or designed to be compatible <br />with the architectural treatment of the principal <br />structure. <br />I <br />6. The light from automobile headlights and other <br />sources shall be screened w henever it may be directed <br />onto adjacent residential windows. <br />Required screening or bulTering may be achieved with fences, <br />walls, earth berms, hedges, or other landscape materials. All <br />wnlls and fences shall be architecturally harmonious with the <br />principal building. Earth berms shall not exceed a slope of <br />3:!. The screen shall be designed to employ materials which <br />provide an effective visual barrier during all seasons. <br />All required screening or buffering shall be located on the lot <br />occupied by the use. building, facility or structure to be <br />screened. No screening or buffering shall be located on any <br />public right-of-way or within eight feet of the traveled portion <br />of any street or highway. <br />Screening or buffering required by this section shall be of a <br />height needed to accomplish the goals of this section. <br />Screening methods incorporating roofs over storage. oy <br />mechanical facilities to screen from higher adjacent properties <br />or buildings mav be required. Height of plantings required <br />under this section shall be measured at the time of <br />installation.""
