Ap^iC Glen Road <br />The City of Long Lake has requested a cul de sac be constructed at the end of Apple Glen. The cul <br />dc sac would provide adequate space for commercial and public safety vehicles to turn around, and <br />minimi7e the use of private driveways for maneuvering vehicles. <br />The subdivision request would require the following approvals: <br />1. A Conditional Use Permit for a Planned Residential Development — This would allow the <br />property to develop at a twx) acre density using cluster development and preser\ation space. <br />2. The property is located outside of the Metropolitan Urban Services Area (MUSA). A MUS.A <br />amendment shall be approved by the City Council and the Met Council to allow sewer <br />connection to the site. The 2000 Comprehensive Plan, as approved by the City Council, has <br />included the 120 Brown Road South property in the MUSA. The CMP has upl yet been <br />approved by the Met Council. <br />Surrounding Properties <br />The property abuts the City of Long Lake to the north, where properties arc prosided with sewer and <br />the minimum zoning lot size is 10,000 s.f. (approx 1/4 acre). The property abuts the Luce Line trail <br />on the south, and on the east and wost abuts neighboring rural residential properties in Orono zoned <br />RR-1B. To the south of the Luce Line is the Fox Ridge neighborhood containing 7 lots aveiagine <br />I acre in area, developed in the 1960’s. <br />Easements <br />1. <br />4. <br />5. <br />Standard drainage and utility casements along the prope. ry lines w ill be required for the final <br />plat. <br />Subdivider shall grant Conservation and Flo wage easements across the wetlands and ponding <br />areas located within the development.
