The property is serviced with a well. The well is located on the east side of the residence (in front of <br />it). The property is also serviced with a septic system. It is located to the north of the residence and <br />is not affected by this project. <br />In 2001, a permit was issued to construct an addition to the existing residence. The addition met <br />all setbacks and height requirements. A new septic system was installed as part of the addition <br />project. Because the subject property is 8+ acres, lot coverage by structures in not an issue with <br />this application. <br />The interior layout of the house would make it difficult to construct a functional mud room at a <br />location not needing a variance. <br />Neighborhood: <br />In 2001, two applications were submitted for properties on Tumham Road. Both applications <br />involved front yard setback variances of a greater magnitude than what is being requested in this <br />proposal. These two properties are located on the east side of Tumham Road directly across <br />from the subject property. <br />380 Tumham Road - <br />After-the-fact variance granted for 3 foot overhang to street side of residence. <br />Side yard setback - 47’ where 50 ’ is required. <br />Front yard setbcck - 35.5 ’ where 100’ is required. <br />340 Tumham Road - <br />Variances to construct 2 stall attached garage to the north side and a two-stor>- family room to <br />rear of the residence. <br />Planning Commission recommended approval, however the applicant sold the property prior to <br />City Council approval. <br />Side yard setback - 24’ where 50 ’ is required. <br />Front yard setback - 53.7 ’ where 100’ is required. <br />Statement of Hardship: <br />The applicant has included their statement of hardship in Exhibit A.
