Analysis <br />applicant’s property is a 0.6 acre lot with approximately 113’ of frontage on Lake Minnetonka. <br />The lot IS located m the LR-1B zoning district where a minimum lot size of 1 acre and a lot width of <br />140 feet fs'required. According to Hennepin County records the lot was originally developed in <br />This lot was part of a lot line rearrangement a year ago involving this property and two lots to the <br />north. All pro^rties are commonly owned by G&G Holding Company (Goldberg ’s). The City did <br />grant automatic lot area and width variances for the two adjacent properties. The City reviewed the <br />fii^e redevelopment potential for those two lots and determined each is buildable. One was <br />redeveloped immediately upon completion of the lot line rearrangement the second remains a vacant <br />This property did not have automatic lot area and width variances because the property was currentlv <br />developed and, at the time, did not have a redevelopment proposal planned. <br />Review of Hardship <br />The applicant’s stated hardships are detailed in Exhibit A. No variances other than lot area and <br />width are proposed. <br />Proposed Hardcover <br />The property is in the Shorelwd Overlay District. The existing shed located within 75’ of the <br />Iweshore will be removed with the existing house. No hardcover will remain within 75’ of the <br />IsKcsnorc. <br />0-75 Setback 0% <br />75-250’ Setback 4,256 s.f (23.24%) (25% allowed) <br />250-500 ’ Setback 525 s.f.
