Statement of Hardship: <br />The applicants have included their statement of hardship in Exhibit B. The applicants should also be <br />asked for their testimony regarding this issue. <br />Issues for Consideration: <br />1 . The property does not have a structure on it. <br />2.The City of Orono does not have a requirement that 2 substandard lots owned by the same <br />person have to be combined. <br />3. The properties on either side of the applicant’s lot are undersized and a majority of developed <br />properties in the neighborhoods do not meet the required area in the zoning district. The lot is <br />in character with many other lakeshore lots in the area. <br />4. <br />5. <br />The applicant's proposal will be developed consistently with the locality. <br />The proposed single family house would conform to setback requirements as well all lot <br />coverage and hardcover requirements. <br />6.The lot has sewer available to it. The applicant is required to pay the unit fee and connection <br />fee. <br />7.
