13. Landscaping, Screening and Buffering standards are the identical standards as adopted within the B-6 <br />district. Please review the requirements within Subd. 6 (N) of the draft ordinance. <br />Process <br />The process is a four-step process. <br />I.Concept Plan Review - General review of the proposal with the Planning Commission and City <br />Council. (Typical Sketch Plan Review) <br />2.Master Development Plan and Rezoning - Approval of the master development plan includes all <br />building and site plans. (Public Hearing. Preliminary Plat review would run simultaneously if <br />platting is required. Generally platting is done with a PUD.) <br />A* the Master Development Development stage is where the City makes a formal commitment to the <br />applicant <br />3.Development Agreement/Financial Guarantee - Following the approval of the Master Development <br />Plan but prior to final plan approval, the applicant shall enter into an agreement with the City relating <br />to the terms of the CPUD devr 'opment, and shall also provide such financial guarantees as the City <br />requires or deems necessary. <br />4.Final Site and Building Plan - Approval of final site and building plan for the entire CPUD. (Final <br />Plat review would run simultaneously if platting is required.) <br />Staff Recommendation <br />Staff recommends the Planning Commission first review the revised-draft ordinance and make any changes or <br />•‘tweeks*’ deemed necessary .
