The neighborhood was developed in the late 1960’s early I970’s. Reviewing the four residences <br />on Country Club Drive only one has been granted variance approval. 1 hat variance was granted <br />in 1976 for a garage addition. <br />The addition is proposed to be 2 'A stories. Staff has reviewed the proposed addition in regards <br />to the City’s ordinance for height and its policy for 'A stories. The proposed addition meets both <br />criteria. <br />This property was part of a 1998 sew’er project that sewered the neighborhood. <br />Statement of Hardship: <br />The applicant has included their statement of hardship in Exhibit A. The applicant should also <br />be asked for their testimony regarding this issue. <br />Issues for Consideration: <br />1. The existing residence was built in 1965, prior to current zoning standards. <br />2. The property is connected to sewer. <br />3. If one acre zoning standards are applied, the proposed addition meets the front yard setback. <br />4. Is the proposed setback in character with the neighborhood? <br />5.
