Hardcover/Structural Lot Coverage: The room addition and changing of decks are over/under <br />existing hardcover and structure that was part of the original building permit approved in 1983. <br />Therefore the improvements are not changing the amount of hardcover in the setback zone or lot <br />coverage by structures on the lot. Existing 75-250’ hardcover is estimated by staff at 15-20%, lot <br />coverage by structures is about 4 */j% including the additions. The house is about 190’ from the <br />nearest shoreline. <br />Statement of Hardship: <br />The applicant h^ included their statement of hardship in Exhibit A. The applicant should also <br />be asked for their testimony regarding this issue. <br />Issues for Consideration: <br />1. Are any neighbors ’ views of the lake negatively impacted by the addition? <br />2. The north side of the property is heavily wooded, therefore neighbors views will not be <br />impacted. <br />3. The residence was built in 1983 in its present location. There have not been any additions to <br />the residence. <br />4. Hardcover on the property will not change. <br />5. Lot coverage by structures will not change. <br />6.
