MINUTES OF THE <br />ORONO PLANNING COMMISSION MEETING <br />Monday, May 20,2002 <br />6:30 o’clock p.m. <br />(#02-2786 JOHN JONTS, Continued) <br />Mr. Jones stated that he could go back to the architect and have a two level home designed, wath living <br />space on the third or half story hipped roof level, if the Commission could support that. He reiterated the <br />need to have confirmation that if he could design a house with approximately 40% of the area 5 feet high <br />or less that the design would be acceptable. <br />Hawn asked the Commissioners their opinion if the home were designed to the exact specifications as in <br />the definition, would that be acceptable. <br />Weinberger questioned whether the City wants to encourage people to finish the half story area off as <br />usable living space. <br />Hawn questioned why that mattered if it was finished or not. <br />Bremer had no problem or issue with allowing people to use this .space and believed many already do. <br />Hawn asked Mr. Jones if he were comfortable with this definition. <br />Mr. Jones stated that he found this definition acceptable. <br />Gaffron reiterated that this will operate as a functional definition for the half story, relative to a 2 1/2 story <br />home, if everyone concurred. <br />Weinberger felt he could accept this working definition and was comfortable with the discussion that led <br />up to it. Once Mr. Jones returns to his architect, he can come back for approval on June 17, 2002, and <br />finally present to Council on June 24, 2002, if all is approved. This schedule will only delay the project <br />by two weeks. <br />Hawn moved, Kluth seconded, to table Application #02-2786, John R. Jones, 3490 North Shore <br />Drive, at the applicant’s request for purposes of redesign. VOTE: Ayes 7, Nays 0. <br />(#8) #02-2790 GRETCHEN SHAW, 1750 SHADYWOOD ROAD, AFTER-THE-FACT <br />RENEWAL VARIANCES 8:29 - 8:33 p.m. <br />Weinberger explained that the applicant requested an after-the-fact renewal of variances previously <br />approved on April 12,1999. The variances of 1999 allowed the property owners to add a second storj' <br />addition to the house located within 75 ’ of the lakeshore and permitted the addition of an attached garage. <br />The property currently docs not contain a garage. <br />PAGE 10
