Jones <br />3490 North Shore Drive <br />Variances <br />Zoning District: <br />Application: <br />LR-IC One Family Lakeshore Residential District (1/2 acre) <br />The Planning Commission reviewed a request by the applicant for variances to rcde\cIop the <br />property located at 3490 North Shore Drive. The property owners are looking for general site <br />plan approval based on the site plan as presented at the May and June Planning Commission <br />meeting. The general site plan approval would require the building not be 3 stories in height, as <br />the zoning ordinance does not permit any residential buildings over 2 '/i stories in the zoning <br />district. <br />The Planning Commission provided direction to the applicant regarding the general site plan and <br />provided direction that the applicants work with staff to redesign the roof line to meet the 30' <br />height limit and 2 '/i stor>' limit. It appears the applicants will have this completed in time for the <br />meeting on July 15**’. <br />Required variances are: <br />1. Lot Area: To permit construction of a new house on a 10,048 s.f (0.23 acre) lot where <br />21,780 s.f (0.5 acre) is required. <br />2. Lot Width: To permit new construction on a lot 50’ in width where 100’ is required. <br />3. Hardcover: To permit total hardcover in the 75-250’ setback to exceed 25%. <br />Attached in the June staff report
