Subdivision 5 (B); Side Yard Setback: To permit an attached garage to be 15 ’ <br />from the side lot line where 30' is required for tl»e RR-IB zoning district. <br />Application Summary: The applicants have requested front yard and side yard setback <br />variances to construct a front porch and an attached garage to the e.xisting residence. The <br />existing single stall garage will be turned into living space. The existing driveway will be <br />removed and a new one wMl be located in from the new garage. <br />The proposed porch will be 4’ wide. 21 ’ long, and 26' from the front property line. The existing <br />residence is 30' from the front property line, where 50' is required in the RR-IB zoning district. <br />1 he attached garage is proposed to be on the south side of the existing residence and 25’ x 36 ’ <br />(‘^OO s.f.). The front of the attached garage will line up with the porch and also be 26' from the <br />front lot line. It is proposed to be located 15 ’ from the side lot line where 30’ is required in the <br />RR-IB zoning district. <br />The lot directly to the south is vacant and has been for many years. The property is located in <br />the 500-1000’ hardcover zone. I he existing residence and the ;*'oposed additions are still well <br />within the allowed 35% hai'd.over at 14.9%.
