Tuesday, February 19,2002 <br />6:30 o*clock p.m. <br />Peterson stated at the time they purchased the property, they understood there was a very definite spot <br />for the house, and they designed the house to meet that specific building pad. Peterson stated in <br />December the wetland issue with the building pad came up, which reduced the size of the building pad <br />by approximately one-third. Peterson stated they attempted to relocate the house, but the situation with <br />the sanitary sewer did not allow them to relocate the house very far. <br />Rahn stated in his view the garage could possibly be relocated out of the wetland area if the garage were <br />redesigned and attached to the home. <br />Peterson stated the garage was stacked to lessen the footprint. Peterson stated due to the elevations of <br />the land, the garage was located slightly away from the house. <br />Rahn stated in his view a four-car garage is not a necessity. <br />Hawn stated the Applicants in her view have done a fairly good job at designing the house and garage <br />given the fact that they were unaware of the wetland constraints. <br />Kluth commented they were also faced with the laws being changed. Kluth noted they are doing <br />wetland mitigation. Kluth stated he has a problem with constructing the diiveway in its present <br />location. <br />Carter stated they will avoid constructing the driveway over the lift station. <br />Mabusth noted the Planning Commission does not have a copy of the wetland delineation, and inquired <br />what type of a wetland is on this property. <br />Weinberger stated it is a Type 3. <br />Mabusth commented it would be nice if the City could give a little leeway on the 15 feet from the sewer <br />line to the residence. <br />Weinberger stated Staff can review that prior to this application going to Council. <br />Ptitzler stated in his view the garage should be located a little closer to the house, with only one curb cut <br />being allowed. <br />Kluth agreed with Fritzler. <br />Rahn inquired how the garage would be supported in the wetlands. <br />Peterson stated there would be pilings in the wetlands. <br />Rahn commented he personally feels the land alteration on this site is excessive and that it Was designed <br />to the old standards. <br />Mabusth inquired whether a preliminary grading plan has been completed. <br />PAGE 11 <br />IHMi
