The lot was platted prior to current zoning requirements. <br />2. A residence previously existed on the property. <br />3. There is no additional land to combine with the property. <br />4. The proposed site plan meets all setback and lot coverage requirements, and the lot is not <br />subject to hardcover limits. <br />5.
