The comments of the planning commission and city coimcil shall address the consistency of the <br />concept plan with this section. The comments of the planning commission and city council shall <br />be for guidance only and, if positive, shall not be considered binding upon the planning <br />commission or city council regarding approval of the formal CPUD application when submitted. <br />B. Master Development Plan and Rezoning. Approval of a rezoning to CPUD and <br />approval of a master development plan shall be subject to the procedures outlined in the Zoning <br />Code for a zoning code amendment. The master development plan shall contain the followng: <br />A. building location, height, bulk and square footage; <br />B. type and square footage of specific land uses; <br />C. number of dwelling units; <br />D. detailed street and utility locations and sizes <br />E. parking layout; <br />F. drainage plan, including location and size of pipes and water storage area*; <br />0. grading plan and drainage plan including 2-foot contours; <br />H. generalized landscape plan; <br />1. generalized plan for uniform signs and lighting; <br />J. plan for timing and phasing of the development; <br />K. covenants or other restrictions proposed for the regulation of the development; <br />L. renderings or elevations of all sides of buildings to be constructed in the first phase of the <br />development; <br />M. trail plan; and <br />K. lighting plan.
