Collette operates an automobile brokerage company. 1 le has submitted an application requesting <br />a conditional use permit for a 208 .s.f. leased olTice space within the Orono Shopping Center. The <br />propertv is located in the B-1. Retail Sales Business District. Professional offices and offices general <br />ill nature are listed as a conditional use in the district. <br />fhe applicant has stated the only use of the property will be for general administrative functions of <br />the business. There is no intent to store vehicles or display vehicles for sale on the propertv. <br />Automobile sales are not permitted in the district. <br />Site Plan Review <br />Since the use of the building does not require any changes to the structure no rev iew of the building <br />and remainder of the site w ill be required with this application. However, there are performance <br />standards listed within the code for offices. <br />The impart on the site will be the parking and signs. The manager of the property has provided a <br />detailed list of all tenants and square footage used by each tenant. The total parking required for the <br />existing uses within the building, including the office use, is 81 spaces. I he propertv can handle <br />parking for 128 vehicles. <br />Mr. Collette has stated he does not intend to have any signs identifying the location of his office. If <br />he chose to have a sign for the business, he would be allowed one small sign on the existing west <br />pylon and a sign located on the building m-i ^ reater than 30" in height. 1 he building sign would be <br />limited to the name of the business or company logo. 1 he Council adopted a resolution in 2000 that <br />established sign standards for the property.
