The original approvals were to <br />permit additions to the existing residence and adding 3 to 4 courses of block under the existing house <br />to raise the ceiling height of the walkout level of the house. The residential additions included in the <br />original application are as follows: <br />1. Addition of second story over house. <br />2. Addition of attached garage and second story rcc room. <br />3. Addition to cast side of existing house. <br />4. Replacement of existing decks, addition of deck adjacent to rcc room and master suite. <br />5. Construction of open porch/portico over existing deck on lakeside, extend existing deck <br />along house 10'. <br />6. Removal of existing detached garage and gravel parking area. <br />7. Construction of a new drivewav. <br />Property owner has stated he was advised by the City that the application would not require yearly <br />renewals. The variances expired one year from the date of approval, October 12,1993. llie intent is <br />to complete the additions in stages w ith the raising of the house to occur first. Because the house, <br />porch addition, and deck addition are located w ithin 75' of the lakeshore a variance is required. <br />Site Plan Issues <br />The primary issues as noted in 1992 were potential drainage problems that may occur due to the <br />increased hardcover in the 75-250' setback. Secondly the increased length and steepness of the <br />dri vew ay could create some runoff and access problems for tlie property. The approv ed plan show s a <br />proposed driveway that would average a 12% slope. The City does not have a standard slope for a <br />driveway, but generally a driveway sloping 10% or less is recommended.
