Recommend whether a non-shoreland hardco\er maximum should <br />be established for small lots. <br />Summarv: <br />Under the proposed amendment, in ground pools and their associated grade level patios would no <br />longer be considered as structures for the purpose of calculating “lot coverage by structures.” <br />The oiiginal lot coverage ordinance ad«>pted in 1989 did not include pools in fue calculation of <br />lot coverage. I he ordinance was later amended six months after its adoption to include pools <br />and their associated patios. <br />October 22. 2001: City Council approved variance application to replace a home on Chex'y Chase <br />Drive. Indicating the lot coverage ordinance should be revisited, specifically regarding in ground <br />po*)ls. <br />November 19. 2001: Planning Commission recommended approval of changing the lot coverage <br />t)rdinance to not include pools and as.sociated patios in lot coverage by structures by a 4-3 vote. <br />I he majority camp supported the change, but only if accompanied by a new hardco\ er limitation <br />on all non shoreland residential lots under 2 acres in area (50*^o was suggested). 1 he min»>rity <br />camp was against the proposed amendment stating pools and their associated patio'dccks should <br />continue to be calculated as lot coverage by structure and suggested that decks regardless of <br />height should alsi> be considered for inclusion as lot coverage. <br />November 26. 2001: City Council tabled lot coverage ordinance in order to review it in a joint <br />work .se.ssion with the Planning Commission and City Council. <br />December 20. 2001; Joint work session with City Council and Planning Commission. <br />The following points or changes came out of the work se.ssion: <br />• Low pools and patios that have no elements higher than 6' above grade should NO f be <br />included in the calculation of lot coverage by structures.
