Setback Variance - Addition <br />The existing house on the property is located adjacent to the North Shore Marina which docs have <br />two buildings used tor storage and customer use just across the property line. The addition, located <br />only 4’ from the property line, would leave a 10.8' separation between the Marina building and the <br />house. This does meet the required setback distance between buildings. However, the 4’ propertv <br />setback is closer to the property line than the existing house setback of 7.4*. The house is situated <br />on the property so the corner of the house located near the lake is 7.4' and the corner towards the <br />street is 8.0' from the property line. <br />The City of Orono has tried to require new construction, additions and new buildings meet minimum <br />requirements when possible. The setbacks not only provide additional space between buildings, but <br />also leave additional land area for proper drainage systems. This is especially important on lakeshore <br />lots. <br />Detached Garatie <br />The proposed detached garage shown on the survey is drawn at a size of 32' X 24'. A building of that <br />size would be required to meet a minimum setback of 15' to a property line. The applicant has stated <br />he is willing to construct a building 30' X 24' building which is a structure under 750 s.f., thus only <br />requiring a 10’ setback. <br />Tlte detached garage is intended for storage and would not have a driveway. A garage door would <br />be located on the east side of the building. <br />Hardcover <br />As a result of the proposed plan the total hardcover on the property would be reduced. There is <br />currently a large gravel driveway and parking area on the property that would be removed for the <br />new driveway and garage addition. I he total hardcover is still over the 25% limitation in the 75-250' <br />lakeshore setback requiring the variance, fotal hardcover would be reduced by a total of 2.013 s.f. <br />Additional hardcover removal includes removal of the existing detached garage and drivew ay. The <br />existing garage and drive are shown on the attached survey/site plan. Applicant has also agreed to <br />locate the driveway to not be w ithin 5' of the property line. <br />Applicant's Statement of Hardship <br />Refer to Fxhibit A. (Summary' Below) <br />1. r.xisting house is inside the setback and the attached garage will line up in the same <br />area. <br />2. The property is located next to a marina. The addition would help to screen the boat <br />yard from the property. <br />3. The lot is narrow and long.
