Recommend approval of variance to permit the addition to be located 8 ’ from the side <br />property line and to permit 2,942 s.f. (54.6%) hardcover in the 75-250' lakeshore setback <br />where 2.822 s.f. exists and 1.346 is allowed. A recommendation of approval shall include <br />the following special conditions: <br />1. All landscaping plastic located on the property shall be removed prior to the final <br />building inspection for the new addition. <br />2. Final drainage plan shall include approved drainage plan to allow stormwater to be <br />channeled around the cast side of the house. <br />3. Gutters shall be installed If required to improve drainage from the roof line. <br />B. Recommend denial, stating reasons. <br />C. Table, provide direction to applicant on possible plan revisions. <br />Staff Recommendation <br />Alternative A. Staff recommendation finds the existing house wus constructed prior to adoption of <br />current zoning standards.
