* f <br />CITSf CF ORONO, MINNESOIA <br />FEX31LAR PU^NNING OCrfOSSION MEETING HEID NCMMBER 3, 1975 <br />Tile Chaizinan announced that this vbs the tine and the place <br />for a Public Hearing to be held oonoexning the Preliminary <br />aibdivisicn proposal of Uliter Construction Ccmpany. The <br />Zoning i^dministrator read the Notice of Public Hearing and <br />presented an Affidavit of Publication. The representativer <br />Dennis Ulmer, of Ulmer Construction Conpany arrived late so <br />the Zoning Adninistrator presented the application. Pre <br />viously the Planning Coninissian learned that the property <br />contained some marsh area and a new survey had been submit <br />ted. The total area of the tract consists of 6.33 acres and <br />one acre had been determined as wetlands. The propos£d was <br />to divide it into three lots sized 1.73 acres, 1.85 acres <br />and a 2.75 acre tract that included the one acre of wetlands. <br />It was noted that the area had potential for future sewer <br />vdien the Metro Sewer Line connects. Donald Gronberg, a <br />nei^ibor living across from the property, felt there vould <br />be a Kptic problem. The Zoning Administrator noted that <br />a satisfactory perculation test requiring the Village Engine <br />er's approval would be a requirement if a Building Permit <br />was submitted. The Comnission noted that there was still <br />1.75 acres of dry buildable ground on the site containing <br />the vetlands. various neighbors, iigluding Ivan Gunsolus, <br />Dcug Peasley, and David Fischer, ware concemed primarily <br />with sewer assessment methods and objected to the criteria <br />f one side of the street having sewer and the other side <br />n^ able to connect. The Chairman noted that these ques <br />tions were not the issue and that the Oonmissian must wodc <br />with the decisions that had been made. Althcu^ several <br />people disagreed, Mr. PeasI^, believed that a creek ran <br />thru tile property. In order to verify the conditions at <br />the site the Commission made the following decision. Van <br />l^t moved, Hannah seconded, that the Public Hearing be <br />continued at the November 18, 1975, meeting and that the <br />Oonmissian and other's oonceined msJce a personcd viewing <br />of the site and the Village Engineer submit a report of <br />the wetland status at the site. Motion, Ayes (7) - Itoys <br />(0) <br />The Qrono Planning Comnission met on the above date with <br />the following menbers present: Acting Chairman, C. Paul <br />Pes^; Menbers Woolly, Hannah, Dunlap, Van Nest, McDonald, <br />Kedlestad and Curtis. Zoning Administrator, Hank Muhich. <br />Council Member, Gary Welsh. Arrived late, Curtis. Left <br />early, Kallestad.
