The final <br />septic testing has been completed and reviewed' by Gaffron. He has <br />approved the designated drainfield area and cautions that drainfield <br />area for eastern lot must be protected when selecting the house <br />location; although ten acres, this is a severely limited lot. The <br />only information lacking is the access review by Hennepin County <br />Highway Department. I should have something to report on by the <br />meeting night. <br />Your recommendation should contain the following findings and conditions; <br />Findings: <br />1. Sufficient area for two lot plat - required 2 acres minimum - proposed <br />10 acres each. <br />2. Satisfactory drainfield sites and septic design for each lot. <br />3. Approved access for both lots by Hennepin County Highway Department <br />meeting all safety standards for 40 mph zone. <br />Conditions: <br />1. Flowage and Conservation Easement over entire wetlands area. <br />2. Public Works Director to review proposed driveway for eastern lot <br />at crossing of wetlands. <br />3. Park Dedication Fee of $200.00 ($100.00 for each lot). <br />4. Dedication of additional right of way for West Branch Road <br />(total of 80' at this location). <br />5. Dedication of Drainage and Utility Easement.
