TO: <br />FROM: <br />Planning Commission and Council <br />Jeanne Mabusth, Zoning Administrator <br />#5B0 <br />DATE: November 13, 1980 <br />SUBJECT: #580 Robert White, 320 Woodhill Road - PRELIMINARY SUBDIVISION <br />The survey dated July 22, 1980 has realigned the mutual lot line so <br />that Lot I's septic drainfield is contained within its boundaries. <br />The applicant has located the' proposed house on Lot 2. Once again, <br />Mr. White will require a rear yard setback variance. I have enclosed <br />the minutes of October 24, 1977 to review the hardships and Council's <br />recommendation to approve the variance: <br />If preliminary approval is recommended, I would suggest the following <br />findings and conditions: <br />Findings <br />1. Adequate area for two lot subdivision in the RR-IB Zoning District. <br />2. Septic area and design have been approved by the On-Site Manager <br />for Lot 2 - in addition there is adequate room for expansion of <br />alternate site on Lot 1. <br />3. Approve variance of 20* for rear yard setback for house on Lot 2. <br />a) One suitable building site for Lot 2 <br />b) Area is 6-*- acres, but property is narrow <br />c) Topography - steep slopes on north west <br />d) Location of existing driveway <br />e) Best location to protect value of existing structure <br />Conditions <br />1. <br />2. <br />3. <br />Lot 2 grant access and utility easements in favor of Lot 1. <br />Existing curb cut and driveway to serve both lots. <br />Park dedication fee of $200.00 <br />4
