Whitman <br />SKETCH PLAN REVIEW <br />Zoning District - RR-IB <br />Mr, Whitman proposes dividing a 6+ acre parcel into two lots. The <br />division as presented includes approximately a 1.8 acre lot and a <br />4+ acre lot. Whitman requests a lot area variance for the 1.8 acre <br />lot. Holy Name Creek intersects the northern portion of the parcel <br />creating a natural division line. Staff has no problem since the <br />entire parcel contains 6t acres and the lot will be subject to <br />the required septic testing. The access to the two sites will <br />be via a platted road previously designated in a division by the <br />Whitman family. Planning Commission may request a site plan for <br />the 1.8 acre lot designating house location, main and alternate <br />drainfield. <br />There are no designated wetlands. We will require a drainage <br />easement over Holy Name Creek to be designated on the plat. A <br />flowage and conservation easement will also be required with the <br />platting.
