Mabusth, Zoning Administrator <br />DATE:September 18, 1979 <br />SUBJECT: #511 Fred Herfurth, 560 Old Long Lake Road - SUBDIVISION <br />SKETCH PLAN REVIEW <br />Zoning District - RR-IB <br />Area - 70+ acres <br />The applicant proposes dividing a 70+ acre parcel into two lots resulting <br />in a 2.5 and a 70+ acre lot. Mr. Herfurth refers to a subdivision request <br />of three years ago, the application file and the address file have no <br />record of such an application. The two acre lot with the existing house ■ <br />as well as the Warner residence (exception on plat) are served by a 50* <br />width private driveway easement. We will require a road outlot with a <br />possible extension to the western edge of the property. While dealing <br />with adjoining plats. Planning Commission should consider a possible <br />loop road through to the Owen's property. <br />The setbacks on the existing structures on the 2-acre lot should be <br />designated. The septic inspector will review the proposed division line <br />for purpose of determining available land for septic expansion. <br />There is a total of 8.5 acres of wetlands that we will take a flowage <br />and conservation easement over. We will ask for a dedication of 66* <br />right of way for Old Long Lake Road. The property to the south of <br />Old Long Lake Road and the Luce Line will appear as outlets. <br />Mr. Herfurth has asked for a metes and bounds division, but Staff recommends <br />against this for the following reasons: <br />1. <br />2. <br />3. <br />4. <br />5. <br />6. <br />Wetlands involvement. <br />Right of way dedication for Old Long Lake Road. <br />2-acre lot. <br />No direct access off public road for Heffelfinger 6 Warner residences. <br />Property has not been previously platted. <br />Unable to describe in a "simple" description (as in the John Guthrie <br />division).
