Noble, 1185 Ferndale 1185 Ferndale Road W
Road Nest, dated October*3, 1978, which states: 1429
'• John Noble
The applicant originally proposed to construct a fpTT
house that would require five variances and a
conditional use permit involving an alteration of
a wetland.
/\ i i -
The proposed driveway borders a pond's south side,
but the ordinance requires a mininum setback of
26 feet. Mr. Noble requested permission to alter
the wetlands so that there will be at least a 50*
setback. His plan consisted of f •’ia 3,000 sq.
ft. area of the pond at its sof*j,d with a cor
responding excavation of 3,000 sq. ^c. in the northwest
area of the pond.
4 9 4
«i
The approvals required were:
Dry area:
Area variance:
Lot width:
Lot width variance:
Lake setback:
Marsh setback:
Side setback:
Variance:
Hardcover (House):
Total:
75-250 variance:
Septic:
45,980 sq. ft.
47%
155 ft.
23%
75 ft.
0 ft.
13 ft./28 ft.
57%
5,690 sq. ft.
11,170 sq. ft.
24.9%
Holding tank
The plan was reviewed at the Planning Coinnission
meeting of October 10, 1978 (Work Session)
Commission members were advised after several site
investigations by staff that the designated wetlands
was much larger, almost 1/3 of buildable portion
of lot, and part of a more extensive drainage
system to the north and east. The City Engineer
recommends against any alteration of the pond and
proposes that sediment from runoff of the paved ^
driveway would be contained in the pond area and
not passed into the main drainage channel.
Staff was requested to complete additional reviews
before the next meeting.
For the November 27, 1978 meeting, a second plan
was suJbmitted by Hr. Noble which is basically the
S2une as the original submittal minus excess paving.
The house and pool remained the same. The house had
been turned around so that the garage was now on the
east side of lot allowing for a more efficient
entrance with less paving.(Continued)
