Mabusth, Zoning Administrator <br />DATE:September 18^ 1979 <br />SUBJECT: #515 Jurgen Stielow, 4680 Bayside Road SUBDIVISION <br />SKETCH PLAN REVIEW <br />Zoning District - RR-IA (5-acre minimum) <br />Area - 60+ acres <br />The application proposes a subdivision of 60+ acres (Ski Tonka Area) <br />into eleven 5+ acre lots. The property will have access off County <br />Road 84 (Bayside Road). There will be two access roads serving the <br />plat with cul-de-sacs of approximately 600* in length. The Ring Route <br />runs along the western edge of the property - Planning Commission <br />should decide if an access easement should be acquired. The wetlands <br />of 6.5 acres has been designated through the north central portion of <br />the property. We do not require septic testing for plats with 5 acres <br />minimum lot size, but the inspector will advise if he has any concerns. <br />Planning Commission may decide that the developer specify the 300* <br />width at the building site for the lots on the cul-de-sac - specifically <br />Lots 3, 9 and 10. <br />In this application, we can address the issue of the two illegal <br />subdivisions involving one acre minimum lots. We will require additional <br />land to satisfy code. Staff has only talked of two acres with the <br />applicant, but the minimum lot size is 5 acres for the district. <br />Planning Commission should make a recommendation. <br />a <br />4 <br />*1
