The dwelling unit has been completed <br />and represents a substantial improvement to the property, the neighborhood, <br />and the City of Orono. The existing shed (which would be torn down upon <br />completion of the garage) is an eyesore and is inadequate for a garage and <br />storage area. <br />The dwelling has no basement; therefore I would have to rent space <br />elsewhere to have adequate storage for a permanent residence. <br />3. The existing shed is right on the property line, creating aestheti­ <br />cally displeasing site lines. <br />4. Due to the poor soil conditions, I will have to construct the garage <br />on footings some four feet below grade and the closer I get to the trees and <br />root systems, the more likely the odds of destroying same. <br />5. Without the setback variance, the garage would be too close to the <br />dwelling, creating a visual nightmare and causing a potentially dangerous <br />fire condition. <br />6. The gas and telephone lines would have to be relocated if held to <br />the setback requirements. <br />7. There is already an encroachment on my property line with the <br />neighbor's shed. <br />_ _ _
