Mabusth, Zoning Administrator <br />September 4, 1979 <br />■i <br />SUBJECT: 1510 Halley Land Corporation - Rezoning/Subdivision <br />SKETCH PLAN REVIEW <br />Request to rezone 15.32 acres of RR-IB to a light industrial-commercial <br />zone. <br />It approved to subdivide total acreage into seven lots, each to consist <br />of 2 acres. <br />The property was involved in a rezoning requested by Van Dale in 1978. <br />The proposal was tabled and to be included as part of the Comprehensive <br />Plan Study. The applicant at that time withdrew the application. It <br />should be noted that the rezoning to industrial involved sewer service. <br />This application is very similar to the type of industrial zone requested <br />in the Judd Ringer proposal. I have been notified that Mr. Ringer was <br />advised that he must arrange for sewer service from Long Lake if the <br />property is to be considered for rezoning to industrial. There is no <br />sewer available for this property located to the east of Old Crystal <br />Bay Road. I think a very realistic picture should be presented to <br />the applicant - if it is continued, the costs involved and the odds <br />against approval. <br />Standards for new zoning district: <br />1. <br />2. <br />3. <br />4. <br />2-acre minimum lot size. <br />Applicant suggests a conditional use permit be required with <br />issuance of each building permit as a variance from municipal <br />sanitary sewer requirement. <br />Industrial use that will not involve industrial waste. <br />Discharge on site must not exceed that of a residential home. <br />Subdivision Review - if continued: <br />1. Access - to be off Old Crystal Bay Road only. Road to be 60' <br />wide with 100' cul-de-sac. There is a 20' easement running along <br />the south edge of the property that has not been shown. Plat <br />road to be private. <br />2. Lot width to be determined - how much frontage on plat road would <br />be necessary? <br />3. Setback from existing residential structure. <br />4. Drainage - extensive drainage plans involving retention area, <br />site grading plans, etc. <br />5. Septic testing for each lot.
