Mabusth, Zoning Administrator <br />DATE:August 22, 1979 <br />SUBJECT:#507 Development Group, Inc., 3701 Shoreline Drive <br />Conditional Use Permit/Variance/Building\Plan Review <br />Application involves: A) Conditional Use Permit <br />office building use <br />retaining walls <br />B) Variance <br />31.831 - 26' setback from Flood Plain (wetland) <br />35.043 - 20' front yard - buffer zone <br />38.170 - size of parking stall <br />The applicant proposes construction of an office building in the <br />Navarre Area just to the east of uho Good Shepherd Church. A review <br />of the profile of the property poses r;.,un.lar concerns raised with the <br />Navarre State Bank application. In cases whore commercial and residential <br />zones intersect a property, it is the City's policy to limit the entire <br />commercial operation to the commercial zone. <br />In reviewing the site plan, I find a discrepancy in the supposed zoning <br />line presented in the application and the one designated in the Zoning <br />Code. See Exhibit A. <br />Legal description: "all of Lot 7 and the east 200 feet of the north <br />100 feet of Lot 6, Block 7, Towns!te of Langdon <br />Park; except wetlands." <br />I suggest that before an indepth review of this application is made by <br />staff, that the applicant must decide if his operation can function <br />within a 200' by 100' area. <br />Applicant's alternatives: <br />1. Present a new plan for 200’ by 100' area. <br />2. Request rezoning from LR-IC to B-1 for rest of area <br />to the north of the wetlands.
