Mabusth, Zoning Adminis#496erator <br />DATE:July 18, 1979 <br />SUBJECT: #496 Robert Owens, 640 Old Long Lake Road - SUBDIVISION <br />SKETCH PLAN REVIEW <br />Zoning District RR-IB <br />The applicant proposes dividing 25+ acres into 9 lots. Itie City <br />will require septic testing for each lot before a Public Information <br />Meeting date can be set. There is approximately two acres of <br />designated wetlands in the southeast corner of the property that <br />the City will take a Flowage and Conservation Easement over. The <br />access road will be designated as a 50' outlet requiring a 50' radius <br />cul-de-sac, City to acquire underlying easement. The length of the <br />cul-de-sac will require a variance. Code allows 500'; the applicant <br />proposes 1,000' in length. The severe slope in the area may provide <br />problems In locating adequate septic sites a;'H constructing the plat <br />road. The soils are sand and excellent for septic systems. The <br />developer should specify the building site at the 200' width for <br />lots 4, 5, and 6. The lots appear to meet all the zoning requirements. <br />The setback for the existing house and accessory buildings should be <br />designated but they also appear to meet code.
