Box 66 <br />Crystal Bay, Mn. 5S323 <br />Dear Ms. Mabusth: <br />c\v(.Of ^ <br />This will confirm our conversation yesterday <br />in which I ashed that the City of Orono consider <br />waiving the requirement of a formal platting of <br />the property on County Road 6 that I propose to <br />subdivide. <br />I understand the iirfportance of a formal plat <br />in most cases. Where many lots and many different <br />potential owners are involved, a formal plat avoids <br />inconvenience and disputes that could arise over <br />descriptions and boundaries in all subsequent trans <br />actions involving the property. Normally the costs <br />of required surveying are small, especially when <br />spread over many lots. <br />Circumstances in my case are somewhat different. <br />I propose to divide a tract of more than 35 acres <br />into no more than two parcels, the smaller of which <br />is larger than 10 acres. The costs of platting this <br />property would be large -- three to four thousand <br />dollars -- because the propeity includes more than <br />800 feet of shoreline. As matters stand I would <br />bear all of these costs. On the other hand a survey <br />required to establish critical lot lines and neces <br />sary setbacks could be performed quite inexpensively. <br />There seems little prospect that this property <br />will be further subdivided because of restrictions <br />on development of the property imposed by a former <br />owner.
