Mabusth, Zoning Administrator <br />June 19, 1979 <br />SUBJECT; #488 Mary C Staples, 860 Spring Hill Road <br />Subdivision <br />SKETCH PLAN REVIEW <br />The applicant proposes a metes and bounds division of a 40-acre <br />parcel into two lots: one a 10-acre parcel and the other a 30-acre <br />parcel. The 10-acre parcel containing the original home and farm <br />buildings will be sold to the Spring Hill Conference Center. The <br />remaining 30-acre parcel will be for future development with sufficient <br />access from both Spring Hill Road and CSAH 6. There are three <br />relatively small designated wetlands Involved that we will require <br />a flowage and conservation easement over. <br />PLANNING COMMISSION MEETING - JUNE 25, 1979 <br />Robert Mitchell represented the applicant. Planning Commission <br />conceptually approved the proposed metes and bounds subdivision <br />and advised staff to clarify the following concerns; <br />1) acceptable method of certifying setbacks of existing buildings <br />for this large acre division. <br />2) Possible conflict with ordinances If both main house and guest <br />house are subject to "llve-ln" use. <br />3) When to notify Spring Hill Conference Center of need for amending <br />original conditional use permit filed with the City. <br />STAFF UPDATE - JULY 16. 1979 < <br />The applicant has been advised that a simple plan showing the <br />existing structure setbacks 30* from the side property line will <br />be adequate. We have not received the plan.
