South <br />Hopkins, Minnesota 55343 <br />935-3381 <br />June 28, 1979 <br />Ms Jeanne A Mabusth <br />Zoning Administrator <br />City of Orono <br />P 0 Box 66 <br />Crystal Bay MN 55323 <br />Dear Ms Mabusth <br />RE Proposed Plat - "Lowell Zitzloff Auto Parts" <br />CSAH 15 - E of Hennepin County Orono Shop <br />Section 17, Township 117, Range 23 <br />Hennepin County Plat No 741 <br />Review and Recommendations <br />Minnesota Statutes 505.C2 and 505.03, Plats and Surveys, require County review <br />of proposed plats abutting County roads. We reviewed the above plat and found <br />It acceptable with consideration of these conditions: <br />- The developer dedicate 7 ft additional right of way making the right of way <br />40 ft from the center of CSAH 15. <br />- since runoff In this area affects ponding areas In Orono and Spring Park, the <br />developer should provide a drainage plan acceptable to both communities. <br />- To help limit access points to County roads, the developer should construct <br />only one access to the property making this a common drive with the adjoining <br />east commercial lot. Any new access or revision of an existing access requires <br />an approved Hennepin County entrance permit before beginning construction. <br />-All proposed construction within County right of way requires an approved <br />utility pemrit prior to beginning construction. This Includes, but is not <br />limited to, drainage and utility construction, trail developement, and land <br />scaping.
