In the process of selecting <br />a suitable house site for Lot 4, the original septic test locations <br />became invalid and it proved necessary to test further south on <br />Lot 5 for the only available and acceptable soils. The inspector <br />has worked closely with the applicant and recommends the lot line <br />change. Gaffron will report on the additional septic tests and <br />Ihe effects on Lot 5 at our June 25, 1979 meeting. Staff recommends <br />a shared access for both lots on cul-de-sac. An area calculation <br />be requested for Lot 5 to determine need for area variance. <br />Staff has scheduled a Public Information Meeting for June 25, 1979 <br />at 7:30 P.M. <br />planning COMMISSION MEETING - JUNE 11, 1979 <br />Planning Commission conceptually approved the proposed lot realignment <br />of lots 4 & 5 Stielow's Addition. The applicant questioned the extent <br />of the wetlands designation on the original plat. Staff will <br />reevaluate and stake the wetlands and drainage easements on both lots <br />before surveyor calculates the dry bulldable area. Planning <br />Commission has asked staff to review the effects of the realignment <br />on the original septic testing for Lot 5. The Public Information <br />Meeting will be held on June 25, 1979. <br />STAFF UPDATE - JUNE 13, 1979 <br />Staff made an inspection of the site and determined the designation <br />of wetlands and drainage easements to be overly generous. The <br />vetlands were staked, moving further west (toward lakeshore) about <br />100'. Lot 5 will show an increase of approximately 3/4 of an acre of <br />dry buildable. The drainage easement could possibly be trimmed back <br />but that should be determined by the City Engineer (see Exhibit A).
