Caffron, Septic System Inspector <br />DATE;May 7, 1979 <br />SUBJECT: Site Evaluation for Sc-ptic System <br />v457 - Johnstc-n S\ibJivision <br />LOT 1 -ilie lot contains the existing house, garage and tennis court. <br />Tlie lot has not been tested for a secondary drainfield site. <br />Condilit.n and location of the existing systems has not yet <br />been pinpointed; however, the owner thinhs his Sifptic tanks <br />are to the west of the house. U’ell locatic>n, te-nnis court, <br />stcc-p slopes, and hardcovcr/pioperty line setbacks as well <br />as a 75' wetlands setback combine to severely limit future <br />expansion area on tliis lot. Tt is likely that the existing <br />system is partially within proposed Lot 2. I woiild recommend <br />that based on location of the existing system and the need <br />for a useful expansion area, the proposed lot line should be <br />moved to the \jcst. Pending a final determination of the <br />location of the existing system, it may be necessary to change <br />lot configurations slightly to preserve the 2-acre dry buildable <br />requirement. <br />1 <br />LOT 2 - This lot has been tested and would require a mound system or <br />both the primary and alternate fields, 'fhe testing was done <br />near the proposed easterly lot line which may change. Again, <br />the existing system for Lot 1 may be on Lot 2 and lot line <br />changes may be in order. There appear to be adequate soil <br />typos and useful area for drain field to accommodate various <br />house locations. <br />LOT 3 -Lot has been tested and w , *ld be acceptable for a standard <br />drainfield. The lot is severely limited by wetlands on two <br />sides and in the middle, all requiring 75' setback from drainfield <br />The house location could be a critical factor on this lot. A <br />house located anj’whore except abutting the easterly building <br />setback could severely encroach on the useful drainfield area. <br />Without the pi'oper house location this lot may be unbuildable.
