April 5, 1979 <br />Hussman Investment Company <br />3660 Shoreline Drive <br />y: ,/i] ‘7r Hi* an <br />Tf <br />P.R.D. <br />Page 3 <br />Sewer & Water: <br />The City Engineer and Public Works Coordinator will be asked <br />to review the capacity of the service district to serve 28 <br />new units. <br />Pond: <br />The proposed pond will require a Conditional Use Permit. <br />There exists an extensive natural drainage system right <br />to the west and south of the property. <br />Persons and Agents to Review Plat: <br />Hennepin County Highway Department <br />M.W.C.D. <br />Hennepin Soils Office <br />City Engineer <br />Public Works Coordinator <br />Mound Fire Department - placement of fire hydrants <br />Review of Variances Required: <br />X, Variance for the four detached dwellings —Ordinance 34.621(c). <br />2, Variance for area requirement —Ordinance 34.621. <br />PLANNING COMMISSION MEETING - APRIL 9. 1979, <br />The Planning Conmlsslon was concerned with potential traffic hazard <br />posed by a PRD of this density upon County Road 15. Staff was directed <br />to submit proposal to the Police Department for their review. The <br />Planning Commission will await a report from the Park Commission before <br />they make a reconmendation. Members found no problem with approving <br />the variance for the 4 single-family detached dwellings along Blaine <br />Avenue. They concurred with the developer, the single family lots will <br />serve as a necessary buffer to the single family residential neighborhood <br />to east. As of this writing, I have not received any additional <br />information from the various reviewing agencies. <br />JH
