The following Issues were reviewed with applicant: <br />1. Need for an accurate determination of wetlands. <br />2. Issue of mutual dock vs three individual docks to be worked out with <br />staff. <br />3.Duplex on lot 3 to be recognized as a legal non-conforming use, applicant <br />to be aware of significance. <br />4. Question of lot 3 duplex being located more than 200* from commercial <br />district to be resolved. <br />STAFF RECOMMENDATION - MARCH 26, 1979 <br />Staff recommends preliminary approval of the three lot Kelly Avenue <br />Duplex Company's plat subject to the following conditions: <br />1. Developers enter Into a Conservation and Flowage Easement with <br />the City. <br />2. Joint dock to remain serving all three lots because of wetlands <br />along lakeshore. <br />3.
