Wilson, <br />Cn April 9th we will be appearing before Planning Cofninlssion to <br />request a variance to build a single faiM,%! jence on Tracts B,C, and D, <br />Registered Land Survey A^358. <br />We have lived In our present home in Orono for almost twenty years and have <br />a close Identification with the area and concern for its future. We believe <br />our request Is consistent with this concern.i <br />We feel the following facts might be helpful in consideration of our request! <br />1.We purchased the lot fifteen years ago as a part of a long <br />range retirement plan; the purchasd was based on the Pheasant <br />Lawn plat showing it as a separate bulldable lot. We were <br />never notified of zoning changes that would not honor the <br />original plat; Indeed, It came as a coiq>lete surprise that we <br />would have to request a variance. <br />II. <br />1 B. <br />We have always considered and treated It aa a separate lot. <br />A. We were assessed for water on the basis a unit <br />charge In addition to the 100* frontage. <br />It has never been Incorporated as a part of our <br />present dwelling site; It has been left wild and <br />unmowed with hedge and evergreen plantings on the <br />side boundary to further emphasise the separafie <br />quality. <br />The lot has an additional 20 feet for dockage on <br />the lagoon (K,L in plat). This has been left open* <br />based on plans for future building on the let. Had <br />we considered the lot a.part of our present dwelling <br />sltq we would have sold the dockage area which is in <br />great demand. <br />The lot has been taxed as separate unit and never <br />incorporated with our present dwelling site tanas. <br />•it'" <br />C. <br />D. <br />III.The acreage is 28800square feet, approximately 2/3 of an acre, <br />with 101.67 lake frontage and the additional 20* for dockage. <br />It is consistent'in size with the other lots in the Pheasant <br />Lawn development and almost identical to the adjoining lets. <br />The acreage is more than adequate for building, respecting <br />all required setbacks; being sewered it does not require large <br />drain fields. It does not require a carving-up process. It <br />will not create an eye-sore but will be in harmony with exist­ <br />ing houses. Granting this request will not open the door for
