Zoning Administrator <br />io fesr- <br />Q <br />February 2, 1979 <br />SUBJECT: lAD Development, 405 Oxford Street <br />Subdivision <br />SKETCH PLAN REVIEW <br />The applicant proposes dividing Lot 1, Block 1, Stielow's Addition, <br />a four acre lot, into two lots*. Mr. Stlelow had included the lot <br />division in his original plat, but because of septic difficulties <br />causing delay in final plat approval, he decided against the division. <br />The septic difficulties involved a mound system design for original <br />Lot 1 that would meet the approval of both septic inspector and <br />City engineer. I understand that a mound system has received staff <br />approval. Both proposed lots meet the septic requirements. <br />Entrance - Both lots to be served by plat road - location of entrance <br />subject to staff approval. <br />Wetlands -Wetlands involvement for both lots must be determined and <br />a new conservation and flowage easement may be required. <br />Lot requirements - Lot dimensions have not been given. Staff unable <br />to determine if variance is needed. It appears <br />that the necessary 200' of shoreline is available. <br />Lot 1 may have some costly structural building <br />considerations. <br />♦Review Page 2 of the Final Resolution (#939) which is enclosed with <br />this packet. <br />PLANNING COMMISSION MEETING - FEBRUARY 12, 1979 <br />Planning Commission gave conceptual approval to the 2-lot plat <br />proposed by the LAD Development Company and set a Public Information <br />Meeting for March 12, 1979 at 7:30 P.M. Staff was asked to check <br />the original Stielow plat file for additional information on flood <br />plain and wetlands involvement for Block 1, Lot 1. <br />I <br />■. - .n
