Zoning Administrator <br />February 2, 1979 <br />SUBJECT: LAD Development, 405 Oxford Street <br />Subdivision <br />SKETCH PLAN REVIEW <br />The applicant proposes dividing Lot 1, Block 1, Stielow's Addition, <br />a four acre lot, into two lots*. Mr. Stielow had included the lot <br />division in his original plat, but because of septic difficulties <br />causing delay In final plat approval, he decided against the division. <br />The septic difficulties involved a mound system design for original <br />l4>t 1 that would meet the approval of both septic inspector and <br />City engineer. I understand that a mound system has received staff <br />approval. Both proposed lots meet che septic requirements. <br />Entrance - Both lots to be served by plat road - location of entrance <br />subject to staff approval. <br />Wetlands ~ Wetlands involvement for both lots must be determined and <br />a new conservation and flowage easement may be required. <br />Lot requlreoients - Lot dimensions have not been given. Staff unable <br />to determine if variance is needed.
